A non-residential building such as an office, shop or healthcare property needs an energy label when it is sold, rented out or delivered. In addition, offices larger than 100 m² must have at least label C since 1 January 2023. Label C requirement for offices

Since 1 January 2023 an office building must have at least energy label C. Without it, the building may in principle no longer be used as an office. The rule does not apply if the office function covers less than 50% of the total usable floor area, or if the office function (with ancillary functions) is smaller than 100 m². Protected monuments are also exempt from the label C requirement.

The government intends to raise the requirement to label A from 2030. Details in office energy label C.

Don't forget building automation (GACS)

Non-residential buildings with a heating or air-conditioning system of 290 kW or more must have a building automation and control system (GACS) since 1 January 2026. From 2030 the threshold drops to 70 kW. Hasibo helps with a GACS quick scan.

1. Which energy label must an office have?

3. How long is a commercial energy label valid?

As with homes, the label is valid for 10 years from registration in EP-Online.

4. What if my office doesn't reach label C?
